Murcia property investments – An Interview!

Hi all. I’ve had the pleasure of interviewing one of the directors of a very successful property investment company based in the UK. It makes for an interesting read and gives a completely different view point for you. Please read on.

So Jonathan what brings you here to Murcia.

Jonathan
This is actually not my first visit to this region in recent times. Part of my role for the company is to identify opportunity that exists in terms of us making property purchases.

Stuart
So what is your view point in terms of the Murcia region.

Jonathan
Without question there exists here in Murcia huge opportunity. Property purchase whether for investment or to live in is all about timing. When you spend your whole working life identifying opportunities to take advantage of the indicator for me is over exaggerated downturn in price. Clearly there will be reason for this,part of my role is to identify those reasons. The price correction downwards in Murcia is over done in my opinion. That’s why now is the time to buy.

You seem quite bullish and positive which is refreshing given the negative stream of news.

Jonathan
News is news, it’s not necessarily fact. But it does create fear. And fear is what keeps buyers away, when buyers are limited in numbers prices fall. But as I’ve said earlier the downward spike in prices is overdone. That is as clear as day. International buyers are slowly coming back, grabbing bargains so to speak. On quality locations with limited stock it’s very very easy to miss the boat. My job is to make sure my company doesn’t miss the boat.

You mention quality locations, what are your own thoughts here.

Jonathan
Well this is where all of my due diligence has focused, as you know their are numerous golf resorts across the Murcia region. However ninty percent of them you can discount. Yes the prices are good, and in many cases for very good reason. Price does not mean value. Value is absolute key,ie what will I be getting for my money. The last thing anyone wants is a problem and in my opinion the reason why some golf resorts are so cheap is because of numerous problems. There is one stand out resort and a couple of others that sit just behind in terms of where to buy.

May I ask exactly the locations your referring to.

Jonathan
It would be unfair of me to go into absolute specifics resort by resort in terms of order of merit so to speak. We however are buying on Roda Golf and Beach resort.

I have my own opinions with regard to the benefit of Roda but it would be interesting to here yours

Jonathan
Current prices, quality of properties, location and very importantly a near term shortage of availability. These considerations are vital in terms of specific location. It’s obvious across Spain there is a glut of availability. You have to ask why, some of the reasons are obvious, but it’s the less obvious that I concentrate on. When you find a location this close to the coast, currently excellent purchase prices and property selling every week it’s clear as day that Roda Golf offers huge advantage over other resorts.

Anything else you could add in terms of the region in general

Murcia offers in my opinion a rare aspect. This is the fact that it’s yet to really hit the radar in terms of the place to buy. I have no doubt this aspect is changing though. It has to be the only emerging market in main land Europe. By that I mean just look at the infrastructure spend. Huge regional investment road, rail, a new international airport that is built and ready and once the final compliance paperwork is in place will bring flights to the region from numerous new destinations.
Consider the reasons why work has started on one Europe’s largest theme parks, right here in Murcia. Ask why paramount studios are behind that huge investment. Buying property is all about timing. 2012 is a good time to buy, my company has a habit of getting its timing right. We needed to make our mind up quickly as property we had earmarked was being sold to other interested parties. – There is for absolute fact a turning in the market on quality resorts.
